Every time we needed a quick property tax figure — what's the stamp duty on this house, how much will conveyancing cost, what can I actually afford to borrow — we'd end up on a site buried in banner ads, cookie walls, newsletter signups and sponsored content pretending to be impartial advice.
The actual answer was always three scrolls down, behind a "Download our free guide" button.
So we built this. A set of free calculators using official HMRC rates, no login required, no email address needed, no nonsense. You land on the page, you get the answer, you leave. That's it.
We're not a financial services company. We're not trying to sell you anything. There's no premium version. The calculators are free and will stay free.
We make a small amount from the occasional display ad. That's it. It covers the hosting.
We update the site after every Budget and when HMRC changes SDLT thresholds. The rates shown are correct to the best of our knowledge for 2025/26 — always cross-check against GOV.UK if something important is riding on the number.
If a calculator is giving a wrong result, or the rates are out of date, we genuinely want to know. Drop us a message on the contact page and we'll look into it. We'd rather fix a mistake than have thousands of people get the wrong answer.
